Electrical Risers - Design and Replacement for Apartment Blocks and Stairwells

The electrical riser is the main cable carrying power from the block's main distribution board up to the meters and apartment boards on each landing. SUN WATT SRL, a company certified by ANRE (the Romanian Energy Regulatory Authority) for both execution and design, replaces and refurbishes vertical (rising) and landing electrical risers in apartment blocks and stairwells, including the design, the works and the accompanying documentation. Each job is quoted individually, based on the number of apartments, the length of the riser and the condition of the existing installation; the quote is free of charge.

Electrical risers are the main "arteries" of a block's installation: the cables that carry power from the main distribution board (the connection cabinet) up to the boards and meters on each floor. Over the years, old aluminium risers that are undersized or have degraded insulation become a real hazard - overheating conductors, voltage drops, repeated tripping of fuses and, in serious cases, a fire risk. As residents increase their consumption (electric boilers, air-conditioning units, induction hobs, EV charging), a riser designed several decades ago can no longer cope.

When you need it

You need your electrical risers refurbished when: the fuses on the riser or in the apartments trip frequently for no apparent reason; you notice the smell of burnt insulation, soot marks or overheating at the connection cabinet or the landing boards; the voltage "drops" noticeably when large appliances switch on; or the riser is old, made of aluminium, or was installed in a makeshift way with non-compliant joints and extensions. Refurbishing the riser is also necessary when modernising the block, when increasing the approved power for the stairwell or for individual apartments, and when the owners' association wants to bring the communal installation up to current standards. In new builds (apartment blocks and multi-dwelling buildings), risers are designed and installed from scratch together with the rest of the electrical installation.

How it works — step by step

  1. On-site assessment and measurements. We come to your location, inspect the connection cabinet, the rising riser route, the landing boards and the condition of the conductors. We determine the power required for the stairwell and per apartment, the correct cable cross-section and what needs to be resized. The assessment is the basis for a clear quote, with no surprises.
  2. Technical design and custom quote. We prepare the electrical riser design (single-line diagram, conductor sizing, protections) in accordance with the regulations in force. You receive a transparent quote based on the number of apartments, the length of the riser, the type of routing and the materials chosen. For risers, the quote is always custom - there is no fixed price.
  3. Approvals and dealing with the operator, where applicable. If the works involve increasing the power for the stairwell or alterations to the connection, we prepare and submit the file to Retele Electrice Romania (Distributie Energie Electrica Romania), the former E-Distributie/Enel, and handle obtaining the ATR (Technical Connection Approval). You do not have to chase the paperwork - we take care of it for you.
  4. Installing the riser. We replace the rising riser and/or the landing risers with new, correctly sized cable, installed in protective conduits or along organised routes. We remake the connections in the cabinet and the landing boards, fit new protections and provide proper earthing. We work in coordination with residents so that power outages are kept as short as possible.
  5. Testing, commissioning and documentation. After installation we carry out the electrical tests (continuity, insulation, earthing) and hand over a fully functional riser. The owners' association receives the documentation for the works, carried out by an ANRE-certified company - useful at handover, for the warranty and in dealings with the operator.

Required documents

  • The owners' association agreement/resolution (for works on the communal parts of the block)
  • The representative's identity document (administrator/association president)
  • Details of the existing connection: the approved power for the stairwell and per apartment
  • The survey or diagram of the existing installation, if available (not mandatory - we can survey it ourselves during the assessment)
  • For a power increase or connection alterations: the title deed/land registry extract and, where applicable, an urban planning certificate
  • For new builds: the architectural design and the building permit

Why bransam.ro

  • A company certified by ANRE for both execution AND design - the design and the works are handled by the same team, with no intermediaries and no passing the job between firms.
  • A turnkey service: assessment, design, approvals, execution and final documentation - we handle all the paperwork and the relationship with the operator.
  • Correct sizing of the riser for the stairwell's real and future consumption, so you do not have to redo the work in a few years.
  • Work organised around the residents, for the shortest possible power outages and a clean site in the communal areas.
  • Compliant materials and electrical tests on completion (insulation, continuity, earthing), with documentation that stays with the association.
  • A local team in Bucharest, Ilfov and Giurgiu, with a short response time and a free quote.

How long it takes

As a guide: the on-site assessment and the quote are usually completed within a few days. The technical design typically takes a few days to 1-2 weeks, depending on complexity. The actual installation of a block stairwell riser usually takes place over a few days, with planned, short-duration power outages. If the works involve a power increase and approval from the operator, the overall timeframe increases - obtaining the ATR (Technical Connection Approval) takes roughly a few weeks.

FAQ — Electrical risers

What exactly is a block electrical riser?

The electrical riser is the main cable that carries power from the block's main distribution board (the connection cabinet) to the apartment meters and boards. The "rising riser" is the vertical route that goes up the stairwell, while the "landing risers" are the branches that supply the apartments on each floor. In practice, it is the communal installation through which all of the stairwell's electricity passes.

How much does it cost to replace an electrical riser in a block?

There is no fixed price - each job is quoted individually. The cost depends on the number of apartments and floors, the length of the rising riser, the cable cross-section required, the type of routing (existing conduit, cable tray, new route) and the condition of the cabinet and landing boards. After a free on-site assessment we give you a clear and transparent quote.

Who decides on and who pays for replacing the riser in a block?

The rising riser and the landing risers are usually part of the block's communal areas, so the decision is taken by resolution of the owners' association, and the cost is shared among the residents according to the association's rules. The section from the landing into the apartment and the internal board usually fall to each individual owner. During the assessment we clarify exactly what the works include.

How long is the stairwell without power during the works?

We plan the works so that outages are as short as possible and announced in advance. We usually work in sections, and the power is only cut while connections are made in the cabinet and the landing boards - a few hours per area, not entire days. We agree the schedule together with the association so that residents are affected as little as possible.

Why does an old aluminium riser need to be replaced?

Old aluminium risers and undersized ones can no longer cope with today's consumption: the conductors overheat, voltage drops occur and fuses trip frequently. Aged aluminium and makeshift joints increase the risk of short circuits and fire. Replacing it with new, correctly sized cable brings the communal installation up to current standards and makes it safe.

Are you an authorised company for this type of work?

Yes. SUN WATT SRL is a company certified by ANRE for the execution and design of electrical installation works. Electrical risers are designed and installed in accordance with the regulations in force, and on completion we hand over the documentation and test results for the works - both for the residents' safety and for dealings with the operator, Retele Electrice Romania.
